W. King Building Services Ltd is a family-run building contractor based in Hatfield Heath, Hertfordshire, working across
Hertfordshire, Essex and Greater London. We are a small, directly-employed team who specialise in adaptation,
refurbishment and repair work in occupied domestic and care settings — the kind of work where the quality of the finish
matters, but so does the way the job is run around the people living or working in the building.
Our core work falls into three areas.
The first is disabled adaptations delivered under Disabled Facilities Grants. We design and install level access showers
and wetrooms, bathroom conversions and associated works for local authorities, housing associations and specialist
care providers. This is our largest single workstream and we have developed standardised, proven specifications for
drainage, pumped waste and controls, which means fewer defects, fewer return visits and a more predictable
programme. We are experienced in working to occupational therapist schedules and in adapting the specification on
site where a service user’s needs require it.
The second is responsive repairs and disrepair works for housing associations. We are regularly instructed to price and
deliver works arising from surveyors’ schedules and expert witness reports, covering everything from mould
remediation and damp works to kitchen and bathroom replacements, window and door renewal, plastering and full
redecoration. We are used to producing itemised, schedule-referenced pricing that clients can reconcile line by line,
and to delivering the works to an agreed date with proper notice to tenants.
The third is planned maintenance and small works for commercial and childcare clients, including a portfolio of nursery
settings where all works must be delivered around safeguarding requirements, DBS checks and the operational hours
of the setting.
Our current and recent clients include Comcare (Islington, Hackney, Tower Hamlets, Camden councils), Clarion,
Southern Housing, Jewish Blind & Disabled, Harlow Council and Newpark Childcare. Several of these relationships
have run for a number of years, which we take as the clearest evidence of the standard of service we provide.
Health and safety and compliance are managed formally rather than informally. We retain Citation Ltd as our external
health and safety consultants, and maintain full risk assessments and method statements, construction phase plans,
toolbox talk records, training records and plant and tool registers through their systems. Site monitoring is carried out
and recorded on every project. We are currently completing SSIP accreditation via SMAS Worksafe and carry £5m
public liability and £10m employers’ liability insurance.
Being a small business is a deliberate choice. Every project is overseen directly by the company director, clients deal
with a named person rather than a call centre, and our operatives are known, long-standing members of the team
rather than a rotating pool of subcontractors. We are large enough to hold a programme of works and small enough to
respond quickly when something changes.
